Delivering sustainable FM services at 60 London Wall

60 London Wall is a 342,000 sq. ft, (net) mixed-use commercial and retail development in the heart of the city of London. It comprises premium-grade A office accommodation situated over ten floors and over 20,000 sq. ft. of terraces that provide stunning panoramic views of London and the City. The site focuses on providing tenants with a modern sustainable workspace whilst offering the latest innovative technology.

 

Every aspect of 60 London Wall, throughout the design and construction, has been delivered with sustainability, health, and wellbeing at its core. When JLL awarded the facilities management contract to Andron in November 2020, they required a solution that would reflect the building’s commitment to sustainability, ensure safe spaces that attract tenants, enhance the wellbeing of building users, support the local economy, and contribute positively to the environment.

CHALLENGE

Andron was awarded the cleaning, waste management and window cleaning contract at 60 London Wall in November 2020. Given that this was at the height of the COVID-19 pandemic, there were obvious challenges that had to be met. The government’s guidelines to work from home had led to significant delays to companies committing to occupying space. Additionally, contractor work on-site to fit out the retail space and office floors meant that a high level of dust was produced daily.

Furthermore, due to concerns around the return to the workplace, it was essential that we ensured a safe environment to welcome colleagues and clients back into the workplace.

SOLUTION

Rather than implementing a full cleaning model from day one, we supported 60 London Wall with cleaning services on an ad-hoc basis only. This was gradually increased to a full-time cleaning regime as restrictions eased, to ensure the building was kept marketable for all prospective tenants.

To support the sustainability credentials of the building, we implemented a chemical-free cleaning system, which turns ordinary tap water into stabilised Aqueous Ozone at the push of a button, providing a simple, safe, and sustainable alternative to traditional cleaning chemicals. All other necessary cleaning products such as dishwasher tablets and washing up liquid are 100% plant-based and eco-friendly. Additionally, all paper products for the washrooms are made from eco-friendly bamboo.

We also provide daily touchpoint cleaning, and luxury hand sanitiser, to ensure safe and hygienic spaces. Additionally, we have introduced weekly ATP testing to verify the effectiveness of the cleaning by measuring the levels of microbe’s present, and therefore the level of hygiene. The ATP test results are made available to all building users, so they can see the scores and know what has happened in their area of the building.

Furthermore, a bespoke uniform for the cleaning team in the building was designed to align with the modern fixtures and fittings, with the team wearing chinos, gilets, and converse style trainers.

RESULTS

Despite these significant challenges, we have supported our client in their vision for 60 London Wall. Our commitment to using only low impact cleaning products, including chemical-free systems and bamboo products, reduces the need for cleaning chemicals and single-use plastic bottles. Additionally, they significantly reduce the need for packaging, manufacturing, transportation, and storage of chemicals.

We continue to collaborate with our client at 60 London Wall, to ensure that the services we provide are aligned with their expectations. We are currently finalising preparations for the first tenants to occupy the building. Once fully operational, we will be implementing a cleaning model comprising of both full-time day housekeepers and part-time evening cleaning operatives, who will have the support of an on-site Cleaning Services Manager.
